Acting on behalf of Tannen Group, Tuckerman have the secured a prelet of the 5,500 sq ft 3rd floor of 12-18 Grosvenor Gardens to Nomikos Shipping on a ten year lease with tenant break option at the fifth. A rent of £58.50 psf was achieved, reviewable at the end of the fifth year together with a rent free period of 4 months. The offices are refurbished to a high standard including provision of a 4-pip air-conditioning system, raised floors and metal suspended ceilings.

66 South Lambeth Road, London SW8

Acting on behalf of Leonard Cheshire Disability Guy Bowring of Tuckerman successfully acquired 21,740 sq ft of refurbished office space from Warner Estates  on a sixteen year lease with tenant break at the eleventh year.

2 Queen Anne’s Gate Buildings, London SW1

Acting on behalf of Windsor Life Assurance Co Ltd, Tuckerman have recently let the extensively refurbished 1,920 sq ft 7th floor of the above property to DN Capital at a rent of £65 per square foot for a term of ten years with tenant option to break the end of the fifth year.

22 Chapter Street, London SW1

Acting on behalf of Cineworld UK Ltd, Tuckerman let 4,012 sq ft of air-conditioned office space for £30 per sq ft on a sub-lease until 1st May 2011.

1 Vincent Square, London SW1

Acting on behalf of 1 Vincent Square Ltd, Tuckerman have recently let 13,610 sq ft of office space over the lower ground, ground first and second floors of this substantially refurbished building. IPT took a ten year lease with break at the 7th year and at a rental of £43.50 per square foot.

11 Catherine Place, London SW1

Acting on behalf of the Winterthur Pensions Trustees UK Ltd, Tuckerman have recently sold this freehold period mid-terrace office building with a floor area of 1,922 Sq Ft (178.5 Sq M) for £2.025 million.

88 Horseferry Road, London SW1

Acting on behalf of KMCS, Tuckerman have recently sold the above freehold office building for £1.4 million.  The office space also has Planning Consent for conversion to a house and has a floor area of 1,764 Sq Ft (163.9 Sq M).

Investment Report 2008

The Victoria Investment Market has outstripped last years turnover again with in excess of £1.7 billion worth of property being traded. The Credit Crunch has clearly affected the profile of buyers with overseas individuals becoming more evident as the year progressed. Funds generally withdrew from the market and property companies were frustrated at the lack of available borrowing from the cautious lending banks.

Acting on behalf of Imperial Resources SA, Tuckerman let 1,600 sq ft of newly refurbished office space on the ninth floor to Miss World Ltd for £65,000 per annum inclusive, equating to over £40 per sq ft. 

2 Langley Lane, SW8

Acting on behalf of Pascal Jewellery Ltd, Tuckerman let 1,390 sq ft of ground floor office space to Centre Film Media Sales Ltd at a rental of £22,500 per annum.
