Park Place, Lawn Lane, SW8

Tuckerman recently let three units of 2,170 sq ft, 1,759 sq ft and 1,750 sq ft to the Prison Advice & Care Trust, International Systems and Communications Limited and Free the Minds respectively. The units were all let on five year leases; the two larger, refurbished, units for £16.50 per sq ft and the smaller, unrefurbished, unit for £14 per sq ft. Tuckerman acted on behalf of Dorrington Plc.

30 Buckingham Gate, SW1

Tuckerman let a ground floor office suite of 1,672 sq ft to Lindsall Train for £31 per sq ft on a five year lease. The space benefits from air-conditioning, raised floors, suspended ceilings and a commissionaire. Tuckerman acted on behalf of Buckingham Gate Limited.

244 Vauxhall Bridge Road, SW1

Tuckerman recently sold the above self-contained office building of 2,372 sq ft on behalf of a Nabeel Chowdery to the David Uri Memorial Trust for £760,000.  The building needs a large amount of work but has excellent development potential.

Victoria is Best of the West

The Estates Gazette reports that Victoria is best placed of the West End “villages” to perform in both bust and boom markets due to lack of significant supply compared to other areas in the West End.  For further information please contact Mark Fisher.

US Embassy Gets Planning

Wandsworth Council has recommended planning consent for the US Embassy’s application for a 500,000 sq ft embassy on Nine Elms Lane. Subject to negotiating a Section 106.  The planners reported that whilst it may result in a tall building, it is amongst a cluster of existing and consented tall buildings.  This bodes well for the future of the Vauxhall area.  The new Covent Garden Flower Market application is also being prepared by Foster and Partners architects.  For further information please contact Mark Fisher.

Tuckerman Acquired 17,000 sq ft freehold on behalf of an educational user, Goodman Mann Broomhall acted for the vendor.

86 Fetter Lane, London EC4

Acting on behalf of Capita Symonds Limited, Tuckerman have acquired the lease on the entire fourth floor at 86 Fetter Lane from WSP Group on an assignment of a lease expiring April 2005 at a rent of £448,732.  The premises comprises13,369 sq ft of modern air conditioned office space.  Spring 4 acted for WSP.

Artillery House, 11-19 Artillery Row, London SW1

First Floor, Acting on behalf of The Chartered Institute of Taxation, Tuckerman have acquired the entire first floor totally 6,788 sq ft of modern air conditioned office space together with 634 sq ft of basement storage.   The premises were taken on a new 15 year lease with a break at the 10th year, at a rent of £271,072 per annum exclusive.   MEJRS acted for the Landlord Benesco Charity Limited.

Vauxhall Success

Tuckerman has sold 66 South Lambeth Road to a private investor. The building, which is prominently located to the south of Vauxhall Station, was sold for £7.7 million reflecting a yield of 8% on behalf of Warner Estate.
